Home Watch Visit

Regular visits to your property can proactively prevent or minimize potential property damage.

Inspections focus on identifying issues such as leaks, insect infestations, mold, and other concerns. Maintaining a presence in your home, contributes to deterring squatters and intruders. Throughout your absence, consistent and accurate information is provided to keep you informed about the condition of your property.

On a home watch visit, a very detailed and thorough checklist is covered each and every visit.

  • Check the exterior of your home for any signs of damage or wear that might require attention.

  • Check entry points for signs of forced entry, inspect for evidence of pests or infestations.

  • Check for any water damage, and review the HVAC system for any potential issues.

  • Take photos and videos of the exterior and interior of your home.

  • Document the condition of your property.

After the visit, you can expect a detailed report of findings, as well as any recommendations for any necessary repairs or maintenance.

Interior

Interior Checks Include:

Plumbing areas

  • Sinks Faucets Toilets

    • Operate all faucets and flush toilets 

    • Check for visible leaks in plumbing unless otherwise requested

  • Winter season, make sure that all sink and cabinet doors are open to guard against frozen pipes 

    • Look for leaks in these areas

Visually check for leaks

  • In ceilings, walls 

  • Around appliances that use water

Climate

  • Check home temperature to ensure proper furnace operation 

  • Adjust thermostat settings

  • Verify HVAC operation and filters

Doors Windows

  • Examine all doors, windows and sliders to ensure they are locked and secure

Pests

  • Check for visible pest infestations

Appliances

  • Check to make sure that appliances are functioning appropriately

    • Test Stove and Oven

    • Check Fridge

    • Turn Off/On Icemaker

    • Run washing machine, dishwasher and disposal

    • Check fireplace

Noises

  • Investigate any noises, beeps, alarms or strange odors

Media systems and electronics 

  • Test Telephone if applicable

Electrical

  • Lights, fans

  • Test GFCI Outlets

  • Test Smoke Detectors

  • Test Central Vac

Inspect Garage

  • Check Water Heater

  • Test Garage Door

Exterior

Exterior Checks Include:

Examine property for 

  • Broken windows, forced entry or vandalism​ 

  • Check screens for signs of damage

  • Visual inspection of roof, gutters and decks

Remove newspapers, flyers and debris from front walkway

Pests

  • Check for visually evident exterior pest infestations

Report on landscape maintenance

Winter Season

  • Report on seasonal items such as 

  • Vent blocks, 

  • Snow depth & snow removal services

  • Check for evidence of storm damage

  • Check exterior faucets for leakage or covered in cold weather

Friends and Family

Many homeowners rely on friends, neighbors and local family to look after their homes in their absence.

Many of these people may not qualified for the complexities of this job, or don't have the time to keep a regular schedule of visits.
